Summary
Eelnõuga muudetakse üürilepingu lõpetamise ja üüripinna vabastamise korda, et lihtsustada üürivõlgadega seotud vaidluste lahendamist ja kiirendada üüripinda mitte vabastavate võlgnike ehk nn puuküürnike väljatõstmist. Üürileandja saab edaspidi makseviivituse tõttu alustada lepingu erakorralist ülesütlemist juba siis, kui üürniku võlgnevus ulatub vähemalt ühe kuu üüri või muude kokkulepitud kulude summani. Praegu on selleks üldjuhul vaja vähemalt kahe kuu võlgnevust. Samas antakse üürnikule võla tasumiseks senise 14 päeva asemel 30 päeva. Üüripinna vabastamise kiirendamiseks määrab kohus või üürikomisjon ruumi vabastamise tähtaja juba otsuses ning kohtutäitur enam täiendavat tähtaega ei anna. Samuti saab vabastamisotsust rakendada allüürnikele ja teistele üürnikult kasutusõiguse saanud inimestele. Kui eluruumis elab laps või muu abivajav inimene, tuleb sellest kohalikku omavalitsust teavitada juba kohtumenetluse või üürivaidluse ajal, et vajalikku abi saaks korraldada varem.
